My
own experience with your service has
exceeded my highest
expectations, I have to tell you.
As a single parent, all my life, and
now a grandmother, I never really
thought I would be able to afford
a home of my own. With the listing
offered by you, it became a reality!
Just
to fill you in on the details: the
property I initially looked at turned
out to be just about "closed"
and the sellers broker let me know.
I had asked the contact to let me
know if anything else came up and
was promptly put on their mailing
list. That was a good step! The next
home, I fell in love with! 14 rooms,
3 fireplaces, and a big yard. The
market value listed in the updates
you provided was $140,000.00. I did
not think this was going to "be
for
me". However, at your urging,
I went ahead and got "pre-approved"
for a mortgage and that came in at
$150,000.00, so I felt more confident
to try for this home.
The
day I contacted the agent (turns out
she was good friends with the other
agent I had seen the first house with)
we did a "walk through"
on the house. I had a contractor friend
come with me and he kept a clip board
of the problems that would cost money
to fix up.
I felt that if I could go to the listing
bank and show them what repairs needed
to be done, I would have a better
chance at bringing down the price
they were asking. IT WORKED!
The
first offer I presented was $90,000
w/3% down...they kind of "passed
that off" and I knew I was going
to have to come up in my offer, but
that's ok! I started lower than even
I thought it was worth! My next offer
was for $92,000 w/3% down. Now they
started paying attention to me! I
guess they saw that I was earnest.
Through all of this, you kept urging
me to make daily phone calls, drive
by the house and see if anyone else
was looking at it - to just keep focused
on what I was doing! Thank you!
The
final offer was $105,000.00. Since
there were 5 other people also submitting
offers, I upped the down payment to
10%. And I now own that house! The
mortgage company sent out an appraiser
at the time of closing (to confirm)
and he appraised the house at $200,000.
That
means, I paid $105,000 for a 14 room
house, and upon closing, had $95,000
equity in the home!
And
I never thought I would own my own
home!! All thanks your service!
I am recommending their service
to everyone I
come across who is interested (or
says "sigh...I'll never own my
own home...") in purchasing a
home!
